Abstract

In the high-stakes world of short-term rentals, Homeland Sellers serves as an advisory firm for property buyers navigating the global Airbnb market. Historically, investors in the sector have often been led by intuition and gut feeling. That is a dangerous strategy in an increasingly regulated environment. To protect capital, Homeland Sellers is transitioning to a more rigorous, data-driven investment model.

Aspiring hosts face a minefield of financial and legal hurdles. Ignoring local HOA restrictions, fluctuating property tax structures, or strict licensing requirements can create serious risk for net operating income. Beyond regulatory compliance, investors must also account for guest appeal variables. Proximity to dense areas with restaurants, cafes, entertainment, and other local infrastructure is no longer only a nice feature. It can be a driver of occupancy and nightly premiums.

You are an analyst at Homeland Sellers. A client is preparing to invest in short-term rental property and has asked for a recommendation across six possible destinations. The client wants strong revenue potential, but also wants to avoid high-risk markets where regulation, weak market conditions, or limited data visibility could undermine long-term returns.

The objective of this case is to evaluate six destinations and separate high-revenue trap markets from high-grade, sustainable investment opportunities. Your recommendation should identify the most attractive locations for long-term capital allocation using the data provided.
